With apologies for the huge delay in completing this (I mean, moving, settling, stress... right?), I want to be sure to give tons of credit where credit is due! Lucas and Anne were beyond phenominal to work with!! From the get-go, they went above and beyond and were so personable and friendly on top of being amazingly professional and good at what they do. Extra points because my house is quite a distance from their usual part of the bay area and that never seemed to hamper their ability to provide excellent service and support. Communication via texts, emails, or phone calls were a real lifeline and any questions or needs I reached out with were responded to immediately. Their suggestions for upgrades or fixes to the house were appropriate and not overblown or uber-costly. Their connections to realiable and quality contractors for work to be done (painting, repairs, facelifts, staging, etc.) were super helpful and great to work with. I loved that Anne & Lucas handled almost all of the scheduling and communication with those workers. When it came to staging and listing the property, they knocked it out of the park!! Their advice on the asking price was spot on, and I not only had 18 offers 3 days after the open house weekend, I ended up selling the house for 27% over the asking price and more than I thought possible! I just finished the process of buying and then selling a home with Lucas Cannon at Red Oak. It’s my pleasure to write him a five-star, A+ recommendation. I hope that I won’t be buying or selling again anytime soon, but if I did, I’d want Lucas to be my realtor. There are many things that make Lucas a great realtor and a great person to work with. Here are a few that come to mind: -Lucas is relatively young, but it seems like he has insights and instincts of an experienced realtor. He’s from a family of realtors: perhaps this upbringing contributed to his seeming wisdom beyond his years. Walking through a house with Lucas was like being with a museum guide. He pointed out the good, bad, and ugly. I liked how he used a deep knowledge of local real estate to make comparisons between the house we were in and other compatibles in the area. For example, “it’s rare to find a large plot this flat,” or “many people will earthquake retrofit their structures; I can connect you with an engineer...” In general, I found his advice to be spot on. Lucas gave accurate estimates of the potential costs and timeframes of renovations (in hindsight). He was knowledgeable throughout buying and selling, and he really became a trusted partner. -Lucas grew up in the East Bay and is well connected. For example, he was able to show us multiple houses before they went on market, in different stages of renovation, because of personal connections (e.g., he knew the sellers!). If we needed someone like a contractor, he usually knew a person—like went to who he went to high school with the person, etc. I felt like he gave us the best shot of finding a house that ticked most of our boxes in what is a difficult market with very low inventory. -Lucas possesses a bunch of intangibles that make him a great person to work with. He was a constant helping hand. For example, when the seller left something onsite, he had his moving company remove it. When there was an unforeseen cost with selling, he found a way mitigate it. Hiccups like this happened a few times during buying and selling, and each time Lucas was there to help, offering solutions. I really felt like he was “on my team” and working for my interests—not just the close of the sale. I think this is a testament to his people skills and his understanding of what it takes to be successful. Lucas has humbly referred to himself as a “small fry” in the world of real estate, and while that might be true for now, I don’t think that it will be true for long. Thank you Lucas!
