It kind of sucks until it's over. Cordula somehow managed to both keep us realistic about where the market was and what we could probably get in our price range, while also maintaining an optimism that we would be in contract for a house we loved within another month or so. She's direct and doesn't sugar-coat anything, but also knows that very surprising and exciting things can happen in this market. It was part of why we trusted her so much, that we knew she wouldn't b*llshit us. And finally, we were pretty lucky...but Cordula helped us get our very first offer accepted. She is SO savvy when it comes to writing the offer. It's all about timing and style and delicacy and hunches, but she is incredibly skilled at navigating that extremely stressful, extremely time sensitive window.
