Our buy/sell situation was somewhat atypical in that we were spontaneous in our decision. What we knew was (1) the area which we lived (Downtown Woodstock) had become a hotbed of local interest, (2) besides our neighborhood you could no longer purchase for under $450k, and (3) we were ready for a change.
