We bought our home in Mount Pleasant from New York, and I don't think we'd have gotten through it without Molly Lawson.
Buying from out of state means trusting someone else's eyes, and Molly never once made us feel like we were guessing. She filmed drive-through videos of neighborhoods so we could get a feel for them, ran virtual tours, and when we asked whether a moving truck could even fit down our street, she went straight to the neighborhood's property management to find out. When I was furniture shopping from my apartment in NYC and needed a bedroom measurement, she got it from the seller. When our utilities transferred, she drove over to make sure the electric and water actually worked — and then made us a video showing every way to get into the house.
She also protected us in ways we didn't know we needed. Early on, a lender pressured us to commit before a contract deadline we didn't fully understand. Molly explained exactly what that date meant, told us not to be rushed, and then emailed the loan officer herself. Later she caught that our lender had misquoted the cost of extending our rate, got it corrected, and worked out an arrangement where the seller covered the difference. When our homeowner's insurance sent a cancellation notice weeks after closing, she had the closing attorneys on it within three minutes of my forwarding the email, and it was resolved that same afternoon.
Then there was the crawlspace. Transferring the termite bond turned into a genuinely complicated four-party problem involving the vapor barrier, the termite company, and a wildlife contractor. Molly diagrammed the whole sequence for us, texted the contractors directly to sort out who would do what, and chased the invoices so we'd have documentation. She tracked down the seller for the lawn service and housekeeper contacts. Every single time, she was already three steps ahead of the question we were about to ask.
And she is genuinely there for her clients around the clock. She answers emails at 11pm and again at 7am. She replied to us from a lake she'd gone to on vacation. There were multiple points in this process where we were anxious out-of-state buyers with no idea what came next, and she responded not like a realtor working a transaction but like friend looking out for us.
If you're moving to the Lowcountry — especially from somewhere else — Molly is the person you want! We'd recommend her 100% and couldn't have done it without her!
