For years I'd been casually searching for a better house to upgrade into; not too urgently, just looking for a transition that would make sense financially. I inquired through Zillow about a particular house in Hamilton and the system connected me with Tara DiBianca. We met at the house and, before entering, she disclosed the (then) new rules regarding commission splits between realtors in New Jersey. Details were still a bit ambiguous, as she confessed that I was her first client following the enactment of this new rule. I found Tara to be very personable and well-versed in all aspects of her profession that arose regarding this first meeting. I didn't buy that house, and Tara knew straight away that it wouldn't have been the right place for me. Fast forward a couple years; I went to an open house and found the place I'd been looking for. Having followed the market I had a good idea for a bidding strategy. I remembered Tara, so I gave her a call. (She remembered me as having been her first client to have to explain the new commission rules to.) I gave her a basic synopsis of my approach to bidding. She had a few ideas for me to get an edge, which I'd already had in mind but hadn't yet told her. Then she proposed a method of negotiation that I wasn't aware of. Long story short, I won the bidding. Her strategy didn't have to be enacted, but the sellers saw it as a strong offer because of Tara's input, and I thank her for that! She was very helpful and attentive throughout the buying process. The transaction has now completed. I'll be giving her a call soon to represent me when I'm ready to put my current house on the market.
