Mike came into a very volatile situation involving a lawsuit to sell a piece of property. It involved family and ex spouses. What was thought to be a very lucrative parcel of Lake Michigan frontage property that had been in the family for over one hundred years, changed in expected value after an engineering report was done on the property. The erosion of the sand dunes and the setbacks required for house improvements negated any real hopes for a buyer to improve upon the existing 101 year old cottage.
Mike had the tact and ability to allow a very uncooperative participant (seller) to realize that the property once thought to be worth a million dollars was now considerably worth less, and would be very hard to sell. No records of the well or septic were available. There were no permits issued in 1925. An owner did what they wanted to do.
Mike managed to find the right people for this property that had both the ability to see the potential for this land and have the background to realize that they could overcome the obstacles. He minimized the loss in value and managed to get more for the sale than what I honestly expected.
Showing a summer cottage to someone on a Lake Michigan beach in January in over four feet of snow, with no heat, or water running, having to plow through snow drifts with his jeep, and shovel a path to the cottage is in itself remarkable. Closing the sale and dealing with all of the problems encountered (including obtaining a death certificate and divorce judgement needed by the title company) surpasses remarkable.
Mike's professionalism enabled him to deal with a family feud, ex spouses, and two different attorneys. As a former Recruiter for the US Navy I understand sales and overcoming obstacles. Mike has my utmost respect as a realtor.
