I've worked with Lynly on two transactions. The first was buying my current home. I had been "window shopping" on Zillow for over a year when I came across the perfect home for me. I emailed an agent that I had worked with before but she was out of state so she connected me with Lynly. We first talked that Monday morning at 10 and I asked her to set up a walk through. At 4 we had the walk-though, by 6 we were discussing making an offer. She then stayed up late to write up the offer, have me e-sign it, and submitted that night. By 10 the following morning the offer had been accepted. Part of what made this work is Lynly's local knowledge. The pre-sale inspection report was done by the company that she regularly recommends so we could feel comfortable skipping having our own done. Not only did this save time and money but it also allowed a "no contingencies" offer. It worked beautifully for both sides of the sale. More recently, it became time to sell my old house. It was definitely in need of some love. Initially I was inclined to try and sell it as-is. Discussing this with Lynly I realized this would severely limit the pool of buyers interested in the property. So, we decided to do a renovation before selling. Here again, Lynly's local knowledge paid huge dividends. She was able to connect with me with a half dozen great contractors. The work they did was top notch so much so that I've already used one of them for a couple of projects at my current house. The renovation took several months and Lynly was there the whole way helping me make decisions about roofing, paint, flooring, lighting, vanities, etc. The end result was a house that I could proudly pass on to a new family. Once the work was done Lynly kicked into overdrive arranging staging, video, and photography. Once again, the people she worked with did an amazing job. Within a week of the listing going live we had a full price, no contingencies offer. Looking back over the numbers, going with the renovation rather than selling as-is netted me over $200k. Lynly is simply wonderful! Given today's market it's not easy for a buyer to find their dream home and then actually get a chance to purchase it. Lynly made this happen for me. It started with a very short notice request on my part to get a tour of the house. After the tour, I made the decision to make an offer on the house. She walked me through all the options explaining both how they would affect me and how they might affect the seller’s decisions. She then stayed up late writing the offer letter so it could get submitted that night. By mid-morning the next day the offer had been accepted.
