I had a wonderful experience working with JoAnn while purchasing my house. She was extremely kind, professional, patient, and helpful throughout the entire process. She always took the time to answer my questions, explaining everything clearly, and make sure I felt comfortable with every decision. I would highly recommend her to anyone looking to buy or sell a home. She is a wonderful Realtor and a genuinely nice person. Thank you for everything!

JoAnn was a pleasure to work with and helped in all aspects of the house search. She walked me through the paperwork and steps towards buying my first home. It made the home buying process that much less stressful, especially because she was so quick to respond to questions.

A Zillow testimonial from my client Tracy * * * * * 5.0 6/26/2026 • TracyWozniakPerriello Bought a home in 2026. My life had changed, and I reached out to JoAnn to find me and my son, our new forever home. She was so patient with us as we navigated the market in both NJ and PA. We found our perfect space, and everything seemed so smooth to close. Until one day prior to closing, issues on the sellers side fell through last minute. I was in a mixed state of shock and disappointment, feeling defeated. It clearly looked as if it would not happen. With our timelines fast approaching, JoAnn worked magic, and made it possible for my son and I to close just one week later. She worked day and night with all parties to ensure we closed. I couldn't imagine working with anyone else. She treats you like her family, and we couldn't be more grateful for her professionalism and perseverance.

Joanne went above and beyond for the sale of our home. She took care of every detail and supported far beyond her role in a very unique situation. She was flexible and well informed. We sold in record time and she managed every detail to closing. She was compassionate with our circumstances and was quick to act and respond while handling us with care. We could never thank her enough for carrying this piece of our burden through challenging time. She is a gem and we provide our highest recommendation.

JoAnn was instrumental in getting us an above asking price for our home. So we say thank you JoAnn.

If I could give Joann a nickname it would have been GAAB…. Because she Goes Above And Beyond! She was available 24/7. I always felt like a priority and her response time was amazing. Best of all, she’s just a great human being that made the house search process a fun one!

We had an outstanding experience working with Joann. From start to finish, she was attentive, focused, and completely on top of every detail. She gave thoughtful, practical guidance on what improvements to make before listing, and her recommendations were exactly right for a home at this price point. She also handled staging and all of the local logistics seamlessly, especially after we had already moved out, which made a huge difference. Most importantly, Joann executed perfectly on pricing and positioning. She listed the home at exactly the right level - high enough to maximize value, but calibrated to generate strong interest and competition. The result was multiple offers within three days and a final sale at $1.9M, well over asking, in Upper Makefield. From listing to closing, the entire process took about three weeks, including a cash close with no change in price. It was efficient, smooth, and completely drama-free, even with us managing everything remotely. Joann knows how to handle the high end of the market, pays attention to the details that matter, and gets results. We would recommend her without hesitation.

We had a wonderful experience working with JoAnn Rakowski to sell our home in Upper Makefield, PA. She also helped us purchase the home four years ago, so we’ve now seen her in action on both sides of the process—and she’s been exceptional every step of the way. JoAnn’s style is calm, thoughtful, and completely pressure-free, which made what can be a stressful experience feel manageable from start to finish. She was always communicative, responsive, knowledgeable, and reassuring—exactly what you want in a realtor. What really stood out was how she went above and beyond. When we decided a couple of rooms would benefit from additional staging, JoAnn stepped in and handled it herself without missing a beat. That level of care and initiative made a real difference. She’s also not afraid to get her hands dirty—boots on the ground when needed—moving quickly to get things done while still presenting as polished, poised, and calm. I’ve known JoAnn since we were teenagers, and it’s been incredible to see the same integrity and work ethic I’ve always known her for, show up so clearly in her professional life. I would wholeheartedly recommend her to anyone buying or selling a home.
