I initially considered FSBO or a minimal online service for listing our home. We thought the house would sell easily at our planned listing price. Why pay the extra agent fees? I’ve known Carol for a couple decades, having been in business with her husband. We learned she was in real estate, and, knowing her personality and attention to detail, we felt we would work well with her and agreed to talk to her about what Carpenter could offer. We were impressed by the scope of marketing and open house services we would get and felt it would help to generate additional interest quickly upon listing. Which it did: We had multiple offers in an amazingly short time. That should be it, right?Where we unexpectedly found tremendous value in Carol’s role was getting to closing. We never anticipated the issues that invariably come up during the close process. Whether post-inspection remediation, buyer’s banking challenges, or working with the buyer’s agent to keep things on track, we would have never survived without Carol’s diligence, contacts, and persistence. The number of times she met various parties and contractors at the house when we couldn’t (or shouldn’t) made our investment in Carpenter and choosing Carol the best decision we could have made. We may have never sold the house without her and certainly not in the time we did.
